Property inspections with clear evidence and next steps

Each inspection is structured and repeatable: a clear checklist, time-stamped photos, and a simple summary of what’s OK, what to monitor, and what needs action.

How it works

A simple, reliable inspection process

Designed for overseas owners who want clarity and evidence — without needing to be in Italy.

1
Agree access & frequency
Monthly, quarterly, seasonal, or “pre-arrival / post-departure”. We confirm access arrangements and priorities.
2
On-site inspection
A structured checklist covering key risk areas. Photos taken as evidence and for ongoing comparison.
3
Report & summary
You receive a simple summary: OK, Monitor, Action needed, with clear notes.
4
Next steps (optional)
If work is needed, I can help coordinate appropriately qualified local professionals and keep you updated.

What’s typically checked (inside)

Checks vary by property type and access, but typical interior items include:

  • Signs of water leaks or damp
  • Visual condition of ceilings, walls and floors
  • Doors, locks and internal access points
  • Windows and shutters (operation and condition)
  • Obvious pest entry points (visual)
  • General condition and any unusual smells / issues
All checks are visual and practical. Where specialist diagnosis is needed, I’ll recommend the appropriate professional.

What’s typically checked (outside)

Exterior checks are especially important for rural homes and properties left unoccupied:

  • Roofline from ground level (visible issues)
  • Rainwater goods (gutters / downpipes) – visual
  • Walls, cracks, visible movement, and weather damage
  • External doors, shutters and access points
  • Terraces, steps, paths (obvious hazards)
  • Storm/event follow-ups where relevant
Inspections do not replace formal surveys. If you need a survey for purchase/structural concerns, I can help coordinate a surveyor.
